- The reliable signals are practical, not emotional: rooms you have not entered in a month, stairs you have started planning around, a maintenance list that never gets shorter, a heating bill for square footage nobody occupies, and the growing sense that your weekends belong to the property rather than to you. Three or more of these together is the point at which most households benefit from running the numbers.
- What age is best to downsize?
- There is no correct age, but there is a correct condition: downsize while the decision is still yours to make calmly. Households who move between 55 and 70 report the smoothest transitions because they are choosing, not reacting. Moving under pressure — after a fall, a diagnosis, or a loss — costs more and satisfies less.
- Is it worth downsizing if my mortgage is nearly paid off?
- Often it is worth more, not less. A paid-down mortgage means a larger share of your sale proceeds becomes usable capital. Meanwhile the taxes, insurance, utilities, and maintenance on a large home continue at full price regardless of your loan balance — and those are the costs a smaller home actually removes.
