Buying first gives you certainty about where you're going and eliminates the double move. It requires access to capital — a bridge loan, a HELOC drawn before listing, or portfolio assets.

Selling first maximizes your negotiating position and gives you a clean, known number to shop with. Pair it with a post-closing occupancy agreement and you keep your bed while you shop.

The middle path many of our clients choose: list with a leaseback of 30 to 60 days, shop with cash in hand, and move once.
