When Should Empty Nesters Sell? Five Honest Signals
The bedrooms are quiet, the yard keeps growing, and the question keeps returning. Here's how to know when the timing is right.

There is no universal deadline for selling the family home. But there are signals, and they tend to repeat across the hundreds of families we've worked with.
The first is unused space. If more than a third of your square footage goes untouched in a normal week, you are heating, cooling, insuring, and cleaning rooms that no longer participate in your life.
The second is deferred maintenance. Roofs, HVAC systems, and exteriors arrive on a schedule of their own. Selling before a major capital cycle usually beats paying for it and then selling.
The third is the calendar. If your weekends have quietly become a maintenance shift, the house is charging you in time, which is the one currency you cannot refinance.
The fourth is market timing, and the fifth is emotional readiness. Both matter, but readiness is the one nobody can create for you. When the excitement about what's next outweighs the grief about what's behind, it's time.
